You'll save a lot of time at the Client's house, (and alot of embarressment for the client if he has to go digging in boxes in his basement while your're there!) if you ask them to have some of the following things ready for you when you come:

  1. a copy of the most recent SURVEY
  2. their most recent TAX BILL
  3. ENERGY BILLS, e.g. gas, water, hydro, oil (helpful information to have in your file)
  4. If a rural property, a copy of the SEPTIC USE PERMIT
  5. A copy of the WATER WELL RECORD (rural properties)
  6. A FLOOR PLAN, if available (handy for verifying measurements, but don't rely on it.) it's sometimes nice to include it in your feature sheet presentation.
  7. Off season PHOTOS (for use in your feature sheet display)
  8. RECEIPTS for recent improvements with dates when they were done (shingles replaced, new furnace, windows, septic tank pumping, etc.)
  9. A LIST of what they've enjoyed most about living in the house and the neighborhood (for use on your feature sheet)
  10. A KEY for use in your lockbox (they may have to make a copy, and this will prevent you having to go back to put the key in!)
